October Planning Update

Here are the Development Permits (DP), Subdivisions (SB) and Leases and Licenses of Occupation (LOC) discussed by the Inner City Planning and Heritage Committee at the last meeting on September 30th:


DP2025-04713, 1511 8 Avenue SE

  • Description: New: Dwelling Unit (2 buildings), Secondary Suite (5 suites), Accessory Residential Building (garage)

    • DP is for a new multi-unit building mid-block that includes 5 residential units and 5 accessory suites

  • ICA Inner City Planning and Heritage Committee feedback:

    • Motion to oppose. Concerns with the height relating to ARP rules, concerns with the new structure fitting into the context (especially mid-block), concerns with shown relaxations not aligning with planning ask, and noted concerns from neighbours brought to the committee.


LOC2024-0198, 1631 & 1639 17A Street SE (Ramsay Vet Clinic)

  • Description: New: Dwelling Unit (2 buildings), Secondary Suite (5 suites), Accessory Residential Building (garage)

    • This application proposes to change the designation of these properties to allow for:

      • primarily commercial or mixed-use development that must include commercial storefronts and may include residential units on upper floors of buildings [Commercial - Corridor 1 (C-COR1f3.0h20) District];

      • a maximum building height of 15.0 metres;

      • a maximum building floor area of 3346 square metres, based on a building floor to parcel area ratio (FAR) of 3.0; and

      • the uses listed in the proposed C-COR1 designation

    • LOC seeks to re-designate these properties to develop a 15 metre tall mixed-use building with commercial and residential spaces

  • ICA Inner City Planning and Heritage Committee feedback:

    • General support (especially with height dropped from 20m to 15m) - ask that they reach out to the property neighbours about any concerns.


DP2025-04691, 923 9th Avenue SE

  • Description: Temporary Use: Athletic & recreational facility (3 years) - seacans

    • DP is for the discretionary allowance of several seacans placed on the lot as part of the establishment of the new location of ContainR Art Park (Moving from Sunnyside).

  • ICA Inner City Planning and Heritage Committee feedback:

    • Motion to approve.


DP2025-04882, #200 1601 9 Avenue SE

  • Description: Discretionary: Child care facility

    • DP is for a new childcare facility in the existing building.

  • ICA Inner City Planning and Heritage Committee feedback:

    • Motion to approve.


SB2025-0342 (DP2024-02176), 33 New Street SE

  • Development Map Link: https://dmap.calgary.ca/?p=DP2024-02176

  • Description: Subdivision of property

    • This application is for a subdivision of a proposed development of a secondary-suite to instead have 2 legal properties created (35A New Street SE & 39B New Street SE).

  • ICA Inner City Planning and Heritage Committee feedback:

    • Motion to return with more questions. Committee was concerned about the novel nature of this application and the precedent of subdividing a property into two properties with one having access only through a laneway.
