June Planning Meeting

Here are the items of discussion covered at the Inner City Planning and Heritage Committee meeting on Tuesday, June 2nd from 7:00PM to 8:30PM in the Board Room at the ICA Community Hall. Items:

  1. DP2026-01935 - 1103 12 Street SE This application is for a new Brewery/Restaurant development AKA new Ol'Beautiful building. The committee discussed a few concerns with the application, mainly truck traffic for their delivery and the lack of rear set-back (which is the same footprint as the previous building). Both concerns were addressed in the application and the committee recommended approval with no comments.

  2. DP2026-02639 - 1317 10 Avenue SE This application is for a new garage and suite on an existing residential property. The project appeared to follow all guidelines expected from this kind of development. There were some concerns with window glazing and overlook of neighbouring properties discussed as well as a lack of landscape plan (not required in this circumstance).   3. DP2026-02690 - 1323/1325 10 Avenue SE This application is for a Two garages and a backyard suite across 2 separate properties. The proposal is shared between the properties because of a shared wall incorporated into the design. The committee was familiar with this project, the designer, and the intention. No issues were found and the only questions concerned interest in the mural wall and arrangement of a shared agreement between owners.   4. DP2026-02876 - 1101 9 Avenue SE This application is for a change-of-use and addition of windows for a new exercise facility. The project is for the second floor space in Inglewood Crossing. The main concern raised at committee was parking. There was discussion about other nearby gyms (F45) and the existing parking and it was deemed a cautious move forward here would be best.   5. South Bow LAP Process Updates from committee members also participating in the ongoing LAP process. It was noted that the engagement booklets are being sent out soon to the community, as well as an upcoming open session on June 11th (details here). It was noted a heritage session was happening the next day.

  6. Other items for discussion

    1. It was noted that an upcoming Outreach Event was occurring on June 17th for the Brewery Rail Lands (details here). Several committee members are planning on attending.

    2. Discussion from last months meeting concerning the Blackfoot Texaco Building (LOC2026-0046 - 1839 9 Ave SE) occurred as an interested community member joined for the meeting.

    3. The committee also briefly discussed the recent release of the site concept plan from the Confluence(details here). Conversation was mostly to note their accomplishment and the anticipated changes for the site over the coming decades.
