Pre-Application Presentation for 1302 11 Ave SE by Horizon Land Surveys A presentation from Horizon Land Surveys about a potential down-zoning of 1302 11 Ave SE from MU-1 to H-GO. The presentation was more of a heads up and there are still open questions about what may go in there and exactly why this shift in zoning. The committee noted the proximity to the Green Line station and looks forward to seeing a more detailed proposal.
DP2025-07089 - 1921 7 Ave SE (Re-circulation #2) This application is a re-circulation of a previously discussed proposal from April for a 4 unit townhouse with 4 secondary suites. It will stand 3 storey's tall and include garage being built on the rear of the property. The committee had little to add to the modified proposal and had no additional comments. DP2026-02690 - 1323 / 1325 10 Ave SE (Re-circulation #2) This application is a re-circulation of an ongoing application the committee has seen several times. It is a proposed garage, garage, and backyard suite structure across 2 lots. The re-circulation is caused by a city decision to restructure how this proposal's shared land ownership is handled administratively. DP2026-03213 - 1324 8 Ave SE This application is for a detached garage for a newly built home on 8th Avenue. The committee was uncertain about the proposed height as no indication of larger doors or usage was given. Concerns about shading the Rhubarb Patch garden, the height of the proposal, and the existing trees were all raised. The Committee moved to oppose based on those concerns.

DP2026-03266 - 1327 8 Ave SE This application is for a new garage with a backyard suite. Discussion of the building context, access, and sight lines into neighbouring yards (not present) occurred. The proposal seemed fairly standard and raised no concerns with the committee. Committee moved to support.

DP2026-03621 - 2231 16 St SE This application is for a new garage and residential suite at the rear of the property. This applicant has tried previously to get approval for this project and has returned with a new application better suited to the rules and restrictions. The committee discussed how this is a rather large project (4 car garage) but was generally open to it. LOC2022-0022 - Brewery-Rail Lands (multi-parcel, Alyth-Bonnybrook / Inglewood) Discussion of the ongoing brewery redevelopment proposal following their community open house on June 17th.
The committee discussed concerns and impressions of the proposal and the need to connect with the ICA board about overall opinions of the project. SB2026-0253 - 1611 16A St SE This application is a proposed subdivision of an existing lot into 2 smaller parcels. No objections were noted and committee moved to support.
Other items The Carson Block's land-use approval was discussed.
